Chatsworth House Hotel, Llandudno
Structural Repair & RestorationWe were brought in to tackle a serious structural issue at Chatsworth House, right on Llandudno's promenade. The front bay window pillars had started bulging outwards, creating visible cracks and raising real fears that the entire bay could collapse in on itself. The owners were understandably worried — and wanted the issue resolved quickly and safely.

We had a six-week window, starting mid-November, to:

🛠️ Erect reinforced scaffolding
🛠️ Prop and make safe the flat roof above
🛠️Carefully dismantle the arched brickwork back to sill level
🛠️Rebuild the bay from the ground up
🛠️Remould the original decorative plasterwork
🛠️Make good internally, repaint, and hand back the rooms

All of this was done in keeping with the building’s original architectural detail, based on an engineer’s report of the fault. The structural support strategy and sequencing of the rebuild were developed by our team on site.

Timing was critical. The hotel needed the rooms reopened in time for the busy Christmas season — and we delivered. The rooms were handed back just in time, ready for guests.

One of the standout aspects of the project was the finish. The intricate plaster mouldings on the arches and columns were carefully recreated to match the originals. According to the hotel manager, not only was the job completed to a high standard, but several experienced tradesmen who visited the site commented on the quality of the restoration work — particularly the detailing.

Beautifully restored

The Merrion Hotel, Llandudno
Structural Balcony ReinforcementWe were called in to address concerns about the condition of three seafront balconies at the Merrion Hotel, one of Llandudno’s prominent Victorian buildings. Over time, the original timber brackets supporting the balconies had become worn and unreliable. Some were found to be constructed from basic materials like plywood, with little connection back into the building. As a precaution, temporary timber props had already been installed.

Working from an engineer’s structural design, our team had just under three weeks in early January to:

🛠️ Strip out the three affected hotel rooms, including floors and finishes
🛠️ Cut pockets into the internal walls to insert new steel cantilever beams
🛠️ Tie those beams into existing ceiling joists up to 8 feet into the building
🛠️ Dismantle, rejoist, and rebuild all three balconies
🛠️ Re-fiberglass and finish the decking surfaces
🛠️ Restore damaged mouldings to match the original look
🛠️ Patch, repaint, and reinstate all internal room finishes

As with many historic buildings, not everything could be predicted in advance. We uncovered hidden structural quirks, had to adjust the steelwork partway through, and worked closely with engineers to adapt the design on the fly. All of this was done under tight time pressure: the hotel had a firm reopening date in early February.

Despite the challenges, the result is both subtle and secure. The balconies now sit on robust steelwork that’s completely hidden from view — visually unchanged, but structurally strengthened for the long term.

The owners were "really happy with the work and how it went" — especially given the tight turnaround and the level of coordination required throughout.
